I have accumulated more experience with tenant improvements, more experience with residential renovations, have gotten deeper into structural detailing and filling out electrical panel design.  I have learned to analyze building design criteria such as occupancy type, construction type, egress width, life safety plans, and ADA compliance.  Residential renovations and commercial tenant improvements.  Passed all 7 architectural license exams & IDP, working on licensure paperwork.  Freelance residential renovation, Teaching design & drafting: college/adjunct instructor, Sculptural rear patio addition for Ft. Lauderdale waterfront home,Residential renovations in Las Olas and Sunrise Key.  Renovation concept in 3D for Parkland, Fl - 2 ½ acre estate.  Commercial renovations - construction documents, resolve ADA compliance issues for franchises.  Freelance - combined 2 condos, one atop each other into a townhouse by designing interior stairway.  4condo remodels in Highland Beach, Fl, Two story residential renovation in Lighthouse Point, Fl., Prelim. design for Davie residence remodel, Preliminary design for 3 story waterfront residence in Lighthouse Point.  First floor has partially submerged garage, second floor includes an indoor basketball half court, third floor includes a home theatre.  Complex site contours.  Modeled in 3D with FormZ producing video fly-throughs.  ICF construction, on-site demolition phase, researching city ordinances, preliminary meetings with zoning, public works and civil engineering departments.  I coordinated soil testing and have sought out the optimal value in foundations for heavy ICF construction which is demucking, filling back in with crushed rock and vibro compacting to 98%.  We will probably use grade beams and avoid expensive pilings on this waterfront lot.  I was semi-project managing, designer and draftsman when the project stalled.
